Problem installing update and CE unlock

Everytime I try to install the update patch or the CE unlock patch, I get an error message saying:
"Could not initialize installation. File size expected=26333246, size returned=26333245."

I get the same error when I run the CE unlock patch except the numbers are 108426 and 108425.

This is a 100% legal copy that I picked up at BestBuy a week ago. Does anyone know how to fix this?
