Better to upgrade or destroy and rebuilt?

Like if I want to turn a farm into a factory : is it better to upgrade the farm to factory or destroy the farm and then built the factory? It seems we can do both.

I think it will take less time if you leave the farm intact and upgrade it. Not sure why the destroy option is even available.

Mostly if you want to change planet focus. Early game I build my home planet in a pretty balance fashion, but once I have enough other focused worlds I go back and do the same to the home planet. That, or if you're not paying too much attention and build a research center on a manufacturing bonus tile.

You're still better off upgrading than destroying, even if it's entirely different building types.

Well, I know the AI uses it to decimate the planet if they think it is about to be invaded. Cash for you, useless planet for them.

Upgrade is better I think. I'm not 100% positive but when I upgrade it looks like the effort put into the first building is transfered to some extent to the second. I only noticed this by upgrading buildings on captured planets.Its alot faster than demolishing and rebuilding.
